REF: JC0739 - Mention the words “terraced house” and most people immediately picture the same thing. Cars parked outside the lounge window, another row of houses staring straight back at you and perhaps a small patch of grass out the back if you’re lucky.

Selwyn Road didn’t get that memo.

Sitting on the ever-popular St Matthews Estate, this three-bedroom home enjoys one of those settings that makes you wonder whether you’re actually still on a modern development. Instead of a road immediately outside, the house looks across a beautiful little green dotted with mature trees, giving the frontage an almost London garden-square feel. It’s leafy, peaceful and, quite simply, a lovely outlook to come home to.

Head inside and there’s a proper entrance hall rather than opening the front door straight into your living room, with the downstairs WC tucked conveniently off it.

At the front is a separate dining room, although the current owners have made very good use of it as a home office. And that probably tells you more about the flexibility of the house than calling it a dining room ever could. If you work from home, you can shut the laptop and close the door at five rather than spending your evening staring at it from the sofa. If you’d rather have a formal dining room, bring back the table and chairs. Nobody is going to argue with you.

The kitchen has recently been replaced and it’s been done properly. Shaker-style cabinetry, plenty of storage and worktop space, integrated appliances and a contrasting breakfast bar give it a much more considered feel than the standard kitchen you might expect. There’s room to perch with a coffee in the morning, feed the kids before school or sit with a glass of wine while somebody else does the cooking. Arguably the best seat in the house.

Then across the rear is the lounge, and it’s a genuinely comfortable size. There’s room for proper sofas, a feature fireplace for a natural focal point and French doors opening directly onto the garden. It feels cosy enough for a Sunday afternoon with the telly on but still has the space for friends and family when everyone inevitably ends up at yours.

Upstairs, the three bedrooms continue the theme of being far more usable than you might expect.

Bedroom two is a really good size with plenty of room for substantial furniture, while bedroom three is currently being used as more of a dressing/sitting room and already has fitted wardrobes. Whether it becomes a child’s bedroom, guest room, dressing room or somewhere to hide all the stuff you promised yourself you’d sort out six months ago is entirely up to you. The family bathroom serves both, with the added bonus of a bath when only a soak will do. But the main bedroom is where this house pulls out its party trick.

It’s a generous double with fitted wardrobes and its own en-suite shower room, but open the French doors and you’ve also got your own balcony overlooking the green. And that’s where the setting really starts to make sense. Coffee outside on a summer morning, doors open, mature trees in front of you and no traffic passing directly beneath the bedroom window. It gives the room a little bit of escapism that you simply don’t expect to find in a terraced home. It’s not quite a Parisian apartment overlooking a leafy boulevard, admittedly, but for Burntwood on a Tuesday morning, we’ll absolutely take it.

The garden has been landscaped too, so the good stuff continues outside. There’s a generous paved terrace immediately behind the house for the BBQ, table and chairs, artificial lawn keeping maintenance sensible and mature planting surrounding the space. It feels established, green and nicely private, somewhere you can actually spend an evening rather than somewhere you look at through the patio doors and think, “I really should do something with that.”

There’s also a detached garage, giving you that all-important extra storage/parking space without compromising the garden.

Once the working day is done the area becomes particularly peaceful. Combine that with the green outside, mature trees and landscaped garden behind and there’s a sense of serenity here that simply isn't normally associated with a terraced house. And perhaps that’s the best way to sum up Selwyn Road. It gives you all the convenience of living on one of Burntwood’s most popular estates, but with greenery, outlook and surroundings that make it feel like you’ve somehow pinched one of the quieter spots.

Selwyn Road sits within the ever-popular St Matthews Estate, one of those parts of Burntwood that manages to combine a peaceful, established setting with everyday life being remarkably convenient. In the case of number 16, that’s taken a step further by its position overlooking the mature green to the front, giving the immediate surroundings a much leafier, calmer feel than you would normally associate with estate living.

Families are particularly well catered for. Highfields Primary Academy on Elder Lane is around 1.2km from the St Matthews area, while Fulfen Primary School on Rugeley Road is also close by. For older children, Chase Terrace Academy on Bridge Cross Road provides secondary and sixth-form education and was judged ‘Good’ across education, behaviour, personal development, leadership and sixth-form provision at its April 2025 Ofsted inspection.

There’s even childcare virtually on the doorstep, with Busy Bees Nursery at St Matthews, Burntwood immediately alongside the development. Importantly, this operates during set weekday daytime hours rather than being a 24/7 commercial neighbour, which helps explain just how peaceful the setting feels outside those times.

For the everyday stuff, there’s a Co-op at Swan Island, while Burntwood Town Centre offers a much wider choice including Morrisons, Aldi and Lidl, along with the usual shops, cafés and takeaways. Burntwood Leisure Centre is also on the High Street with gym and swimming facilities.

And when you want greenery on a slightly bigger scale than the lovely little park outside your front door, Burntwood is brilliantly placed for it. Pipe Hall Farm is close by for local walks, while Chasewater Country Park gives you the reservoir, miles of walking routes and plenty of space for the dog, kids or simply escaping the house on a Sunday afternoon. Burntwood Town Council also highlights both Chasewater and nearby Gentleshaw Common among the area’s major leisure attractions.

Lichfield is only a few miles away, giving you everything from independent shops, restaurants and cafés to the Cathedral and city-centre amenities, while Lichfield City railway station is approximately 4.5km from the St Matthews Road area.

Commuters are well placed too. The A5195 gives straightforward access towards the A5 and M6 Toll, with the M6 Toll’s Burntwood junction at T6 providing connections towards the wider Midlands motorway network. The A5 itself links Burntwood with Cannock, Tamworth and Lichfield and connects onwards with the M42, M6, M54 and other major routes.

It’s that combination that has always made the St Matthews Estate so appealing: you can have greenery, walks and a genuinely peaceful place to come home to, without swapping convenience for the privilege.
